How this started

Kyle Brandt had worked construction and hauling around Lapeer County for years when he bought a single truck and one container in 2015. He'd spent long enough on job sites to know exactly what went wrong with dumpsters: containers that turned up late or in the wrong size, prices that changed once the load crossed a scale, and out-of-town haulers who didn't know the City's licensing and job-site rules or which runs across the Thumb a loaded truck could make in a day.

Eleven years on we run a fleet across Lapeer and the surrounding county, and the operating principle hasn't moved. Tell people the truth about what they need, protect the property, keep the job compliant with the City's rules, know exactly where the debris goes, and charge the number that was quoted.

What we actually do differently

We know the local rules and the routing. The City of Lapeer runs no municipal trash pickup - you hire a City-licensed hauler - and its ordinance requires a construction site to keep debris containerized and cleaned up daily. The curbside programs won't take construction debris, Freon appliances or tires. So a real project's debris goes to a licensed Michigan landfill, and Lapeer County has one within its own borders. We know that framework cold, run a tarped truck as the law requires, and keep the job clean and compliant. On the day, that's the whole job.

We recommend smaller containers. This one surprises people. Dense material - tile, old plaster, concrete and the heavy Thumb clay - reaches a container's tonnage allowance while it still looks half empty. Recommending the 15 yard instead of the 20, or a dedicated 10 for the concrete, costs us revenue and saves the customer money. We do it anyway.

We're built for Michigan winters. The freeze-thaw winters tear up roofs, and roof tear-offs are constant work. After a hard winter, whole neighborhoods re-roof at once - we size a roofing container to the shingle weight and get it out fast, when the demand across the Thumb spikes.

One number, tarped loads. The flat rate covers delivery, the rental period, collection, the disposal and a stated tonnage allowance, with the overage rate quoted in the same breath. And every load leaves tarped and secured, as Michigan requires. No fuel surcharge, no environmental fee appearing on an invoice for the first time.

Why local knowledge matters here

Lapeer is the county seat of Lapeer County, a small city on the Flint River in Michigan's Thumb, an hour north of Detroit on M-24 and I-69, that grew from a frontier settlement into the county seat - home to the 1845 courthouse that is among the oldest still in use in Michigan. That range splits the work several ways. New construction and additions in the growing subdivisions produce bulky, light debris that wants a larger container. Gut renovation of the older downtown and Nepessing Street homes gives up dense plaster-and-lath and layered flooring that wants a smaller one. Roof tear-offs need their own box. And nearly every job that moves earth hits the heavy Thumb clay.

• Sarah Mueller — Operations Manager. Runs the schedule, the swaps and the contractor and property-management accounts, and knows which runs across the county a loaded truck can and can't make in a day. If you need a same-day swap, she's the one who makes it happen.
• Tyler Ross — Lead Driver. Has been placing containers on Lapeer driveways for years and sizes a load by eye better than most. If he says a 30 won't fit your lot, it won't.
• Megan Kowalski — Customer Care Lead. First voice on the phone most mornings, and the person who will walk you through the City's rules, what can and can't go in the container, and where the barred items need to go.
